Founded in 2019 by Andrew and Samantha Hart, Hart Property Advisors (HPA) carries forward the reserve study services once offered by Onsite Engineering. As a locally owned and operated business, HPA is passionate about Middle Tennessee and its communities. What began as a husband-and-wife operation has now grown into a dedicated team of five talented professionals, all living and working in Nashville. 

Andrew and Samantha first met while pursuing Concrete Industry Management at Middle Tennessee State University (MTSU), where both were awarded full scholarships. Their strong, concrete foundation—both professionally and personally—has supported them in building both HPA and their family.

Andrew Hart | Owner, Reserve Specialist

Andrew has been a reserve study specialist since 2012, growing from a solo producer into leading a dedicated team focused on serving Nashville’s communities. With a background in civil engineering and concrete industry management, he’s known for his attention to detail and commitment to helping clients build customized, practical plans for their unique needs. He has built strong, lasting relationships with community managers and the local CAI chapter, earning repeat business from many longtime clients.

A passionate alternative rock fan, Andrew shares his love of music with his wife, Samantha. Whether on road trips, at live concerts, or relaxing at home, music is always near. He has a knack for recalling the first time he heard nearly any song and loves sharing the stories behind the music. Andrew lives with Samantha, their two kids, and their beloved brown lab mix, Maple—who remains a mystery as to whether she’s named for the tree or the syrup. His favorite local spot is the Ryman, a venue rich with memories from countless concerts.

Andrea Turner | Operations Manager

Andrea Turner has been guiding HPA clients through the reserve study process since 2019. She’s known for her thoughtful communication style and her ability to break down complex information in a way that makes sense to HOA boards and property managers alike. She values the long-term impact of her work—helping communities better plan and save for the future.

Andrea holds an MFA in film and brings that creative sensibility into her personal life. She’s a passionate gardener and audiobook lover —skills she often combines during weekends spent outdoors. She shares her home with her husband and two cats. They often listen to the podcast How Did This Get Made which celebrates terrible films, like the cult classic Rhinestone featuring Dolly Parton teaching Sylvester Stallone to sing country music.

Caleb Burke | Reserve Analyst

Before joining HPA, Caleb Burke spent a decade as a carpenter and cabinet designer at a family-owned construction firm. His background gives him a unique appreciation for how things are built—and how to plan for their long-term upkeep. At HPA, he values getting to explore a variety of properties and contribute to the financial well-being of communities across the region.

Caleb is a nature enthusiast who has backpacked through Europe, hiked the Tetons and Denali, and even canoed the Green River. When he’s home, he’s likely renovating his 100-year-old house, playing a board game, or relaxing with his family: his wife and their two cats. Bonus fact: he’s colorblind, left-handed, and can ride a unicycle.

Edwin Diaz-Estrada | Reserve Coordinator

Edwin has been working in reserve studies since 2023 and enjoys helping communities better understand their financial future. He brings strong Excel skills to the table, using data and clear visuals to make complex reports easier to follow. One of his favorite aspects of the job is the variety—no two reserve studies are the same, and he’s constantly learning something new.

Outside of work, Edwin is an avid boxing and UFC fan and loves watching matches with his family. He lifts weights regularly and enjoys staying active. He also has a background in landscaping, from planting to maintenance, and shares his home with his dog, Cafecita—a Pitbull/Lab mix. For movie nights, he’s likely to pick a comedy, especially something from the Friday series.

Samantha Hart | Owner

Samantha is a big-picture thinker and proud co-owner of HPA, where she helps guide the company’s vision and long-term growth. With a career that’s spanned construction, education, sustainability, and entrepreneurship, she’s passionate about building things that last—whether that’s a strong business, a thoughtful community plan, or a better future for Nashville. She holds degrees in Concrete Industry Management and Sustainability and has a deep love for small business and meaningful work.

Samantha’s weekends are usually filled with music and motion—road tripping with the family, catching a live show, or chasing her two kids around the trails near their favorite local spot, Ellington Agricultural Center. She’s always learning, often listening, and never without her brown lab mix, Maple, close by (tree or syrup? It’s still up for debate).
