On-Site Assessment

We visit your property to evaluate shared assets firsthand and capture the data that makes each study accurate and actionable.

This includes:

  • In-person evaluation of the entire property

  • Inventory of reserve components with estimated useful life

  • Physical needs & condition assessment with visual documentation

  • Collection of contextual insights from the people who know your community best

Build + Deliver Draft

Using insights from the site visit, component inventory, and management input, we create a draft report that pairs a detailed physical analysis with a forward-looking financial plan—so you can make confident, informed decisions.

This includes:

  • Preliminary findings, photos, and data

  • A comprehensive financial breakdown that includes your current reserve balance, projected future expenditures, and recommended funding plans

  • A guided walk-through of the findings and funding options

Review + Finalize

We provide 90 days for you to review the draft and request revisions. We incorporate your input and deliver a final report that’s ready to support confident planning, community transparency, and long-term financial health.

Full Reserve Study

A comprehensive reserve study including all five key tasks: component inventory, condition assessment, life and valuation estimates, fund status, and a detailed funding plan. Based on both on-site evaluations and client-provided data.

Update With Site Visit

An updated reserve study with an on-site evaluation, reviewing component inventory and condition, updating life and valuation estimates, and confirming funding status and plan. This update reflects any changes from the original study while factoring in actual site conditions.

Update Without Site Visit

A streamlined reserve study update without on-site observations. Includes life and valuation estimates, fund status, and a funding plan based on available information from the client and experts, with no site visit.

Preliminary Study for Unconstructed Communities

A reserve study prepared before construction, based on design documents like architectural and engineering plans. Includes component inventory, life and valuation estimates, and a funding plan for budget projections.
